I will be renting out one of my properties and although I have full Home Owners insurance for myself, a family of 4 in North Central Ocala will be renting it for 6 months. I want to have adequate coverage for possible accidents that might occur on my property.

Lease to purchase on commercial real estate?

I am looking for a building to open up a bar/club. The seller of the building has the option to either lease or purchase. I was hoping to set up a ‘lease with the intent to purchase’ agreement. If the selling price of the building is $250,000, what is a reasonable lease cost? Who pays for improvents to convert the interior and exterior? Who pays property taxes and insurance on the building? Should I receive discounts for permanent improvements I make to the building (such as adding bathrooms, bar, DJ booth)? Is it going to be difficult to get permits, if I don’t own the building? What are some website or sources for ‘lease to purchase’ contracts? And on top of it all, the building might be historic and reside in an ‘Empire Zone’ (New York Sate’s draft enterprize zone, for tax breaks to attract businesses). Any help or advice would be highly appreciated! Thanks.

Where can you buy insurance for connecting to the power grid with a wind generator in Texas?

I have a friend who would like to install a wind generator for electricity, but the local power company will not let him connect to the power grid unless he can show that he has a million dollars insurance. Well, he cannot find any company that offers that type of insurance for any price. He has written to everyone he can think of but still no source of insurance. The reason he wants to connect to the power grid is to use it as his storage system so that he doesn’t have to maintain a whole bank of storage batterys. Does anyone know where he can get this type of insurance for a system that will be in the state of Texas?

i work in a building and one of the companies there is called “cumis insurance” im not kidding look it up… anyway i wanna make fun of them by using a big marker and take the “s” and put it in the place of “e” and take out the “c” and put in a “u”

I am 23 moving into a small condo alone. It is 1 bedroom, 1 bath, small dining room, kitchen, and family room. Brand new everything (floors, carpet, washer, dryer, all kitchen appliances). Normal furniture that most woudl have. Is 20,000 enough?

Who wastes time like this?

I came home form work the last Thursday and Friday to a full answering machine with messages for a person named Julian Sweet (I don’t know who that is and his name is nowhere near my name). “Julian” apparently was online early Thursday and made MANY online requests for various services – home based businesses, auto/home/health insurance, travel packages, etc. and left my phone number in the request. We’re talking hundreds of requests. In the last three days I have had over 90 phone calls from different businesses seeking “Julian.” Today I started receiving mail for “Julian”. One of the items was for a new home owner’s insurance policy quote – and based upon the details in the proposal, this person knew my address, the year the home was built, a correct value, when the wiring was last checked… the whole nine yards.

Aside from being irritating and annoying, should I be worried about this? A friend of mine said that there are people who can with “one click” enter my information online and it is sent to hundreds of companies and it will look like I want their services. Is this true? And does anyone know how to make this stop, aside from changing my phone number and moving?

I have lived at this address and had this phone number for ten years. I tried to think if there was anyone I had angered recently but I am drawing a blank. I don’t really have “enemies”… it’s crazy.

Should I buy a house.?

Ok – so my boyfriend works in Edinburgh, I work in Glasgow. We live (together) in Glasgow. The two cities are about 50 miles apart – it takes him about an hour to commute (an hour and a half door to door) each way. Not ideal.

SHould we buy somewhere for a year half way? While on paper this sounds ideal, we will actually spend £1200 ( about $2400) a year MORE if we both need to commute. Not to mention the legal fees, survey, building insurance etc etc.

He wants to work in Glasgow, because I am tied here for the next 2 and a half years…which is why we are only wanting to move for a year.

It’s likely that the house we buy will increase by £6000 – £8000 over the next year (but of course we can’t be sure – just guessing due to past performance…risky I know).

My question – would we actually make anything? What happens when you sell a house? HOw much does that cost? I can’t find any info on that….
Not to be too prickly, but Edinburgh is the capital of SCOTLAND. Glasgow is the largest city in Scotland. Which is an entirely different country than ENGLAND – who’s capital is London.

Insurance question? small double pane windows above my sliding glass doors at my condo shattered.?

Not sure how it happened, maybe a result of the neighbor upstairs doing something or possibly faulty building structure which is actually ocurring with some buindings in my complex. My HOA insurance covers only the outer structures, walls. I have renters insurance for personal items so would this be covered under my mortgage insurance? HOA says not covered by their insurance??
