Hello,

I had bankruptcy and recently discharged on December 2008. Right now I don’t have any loans except for 1 credit card that I obtained to rebuild my credit. I’m only using 30% and paying it off every month.

My monthly income is $1500 after tax, and I’m able to save $400-500 per month.

There are 3 of us considering to buy a home, my mother, fiance’ and I. My mom also have a bad credit but no bankruptcy. My fiance’ has good credit, let say about 650-670 credit score.

We are just looking for a small house price ranging from 100K to 150K.

Right now we are paying rent for $ 800 per month on time without struggling. My mom started renting the same house 2 years ago and on December 2008, my fiance’ and I move with my mom to help her to pay rent.

I just thought that if we can pay $800 per month, why not get a mortgage for $800.

Is it possible for us to get a home now or I have to wait a year or more to re-establish my credit?

By the way I had my credit card on Febuary ‘09 and I have a student loan that will be paid off on April 09. The student loan was on repayment plan since January 09. So I guess that will help to rebuild my credit history from January 2009?

Any suggestions will greatly appreciated.

Help with shared ownership insurance policies?

We live in a shared ownership flat which has caused nothing but problems ever since we’ve moved in.

I rang the housing association (the landlord in leasing terms), last week to say the plumbing had been leaking and had flooded our washing machine, and I wanted to find out whether I can claim off the buildings insurance (a policy which I have asked to see on several occasions) for the damaged wall and skirting, and they are now denying that I ever rang, and twisting the conversation to suggest that the washing machine caused the fault and that they are therefore unable to help.

I have a £90 plumbing bill, £100 excess on the contents insurance to get a new carpet, and I have to get a new washer because the contents insurers say that the flood would be classed as plumbing wear and tear. My case handler is trying to find out whether we are covered for the washing machine as it is only 2 years old, so whilst we wait we are without a washing machine.

My question is, after paying service charge, rent and the relevent insurances to the housing association, are they obliged to share the costs of the repairs, and why are they shying away from their responsibilities?

I have referred back to our lease which states that mains plumbing is the Landlords (HA) responsiblity, and anything internal is ours.

We have already had the taps in the bathroom replaced (they were constantly dripping) the toilet has been repaired once, NHBC and the plumber I had out have deemed the plumbing “inadequate”.

NHBC came out because we have been getting an awful stench in the kitchen area, i reported this to them 2 years ago, and NHBC came out last week and said it was definately due to the insufficient plumbing, and had they claimed within the two years it would have been covered under their policy, but the HA left it so late and shirked their responsibilities, that they now have to send out further contractors to get it fixed, which they should have done 2 years ago!!

Do the Housing Association have an obligation to help with our repair costs, seeing as they have sold us a property with difficient services and we have reported these problems on several occasions?

Sorry its long winded, I just don’t know where else to turn!!!

We part own it, part rent it. We cannot afford to sell. We are required to pay the housing associations sale fee’s as well as ours, we will owe more on the mortgage than what we make back.

The water was constantly running into our washing machine, we werent to know this until the drum filled up and flooded the kitchen.

THEY hold the buildings insurance policy, I want them to fix the cracked wall and skirting, I am not disputing that we have to pay for the carpet.

Our basement flooded last Monday when the storms hit the east coast. We were getting ready to move (for May) so I had the majority of my belongings packed in the corner of the basement. Half is ruined. Our landlord called to let us know Monday morning around 10am, we had all left to go to work. He sid he had stopped by early that morning when I talked to him in the afternoon to let him know it was flooded. I wish he would have let us know about the possibility of flooding prior. I do not have renters insurance. Is he responsible for any of the costs for replacement? Whould it be covered under his house insurance? Looking for any help. Thanks

I do have a full time job grossing $700 a week so what am I looking at here?

I don’t want to just take out home contents insurance because this only covers my instrument while it is physically in the house. In the UK, Allianz Cornhill offer a good service specific for musical instruments, but Allianz in the Czech Republic doesn’t offer this. I want my instrument to be insured against damage or theft outside of my home.

Replacement value or content replacement…which one is better (for home owner insurance)?

My fiance and I just bought a house and we are in the process of getting quotes for insurance. One company called us today. They said that they do content replacement and that the industry is moving towards that. Is that true?

Content replacement doesn’t seem like a very good deal compared to replacement value, seeing as there are many things you have that cannot be replaced. What do they do about those items? Please help me understand how it works.
When I say replacement value and content replacement, I’m referring to ways in which the insurance co. replaces your stuff, not the structure.
The way the insurance lady put it (according to my fiance) is that content replacement is where they don’t give you money, they just replace the stuff for you. Replacement value is where they just give you the money of what the item was worth. Right now we have full replacement value under our renter’s insurance which is what I prefer.
lol mbrcatz, i know. exactly how are they going to replace what i have themselves? that just sounds too weird to me. unfortunately i didn’t speak with the insurance rep personally, but if what my FI and you have said are true, then that lady is a bonehead. Next!

We are thinking about buying a home in So Cal that is a 4 +2 house on a 10,000 sq ft lot. The house has a pool though, and our concern would be what the cost of insurance would be. The pool is deep, and there is no diving board, and at the present time there is no fence. What do you all think? We have small children, so once we purchase the home, we will put a fence up, but we’re just trying to guesstimate at this point. If anyone has any thoughts, by all means share them! I really appreciate any direction I can get with this. *I would rather not call 50 Insurance agencies to get quotes and have someone selling something I don’t need yet!* Thanks a bunch.

Hi all,

I have mold on my bathroom ceiling. Has had a small patch for a while, however past two days it has increased dramatically!!!

It is right below the bathroom up upstairs (i stay in apartment).

The ceiling has now started sagging.

I have contacted my landlord and he says that it is definetly a insurance job.

But i dont have contents insurance – would it be coverd by builings insurance that my landlord has for my flat???

Help!!!!

Legality of not paying mortgage?

I’m just curious if anyone knows the legality of not paying your mortgage when you technically could afford to.

I know someone who lives with her boyfriend who owns a house. The mortgage went up $300-$500 a month. Instead of her helping him cover the costs, they’ve decided to “take advantage” of the whole housing mess, and let him go into forclosure (against everyone’s suggestions I might add). She is now getting a home loan under her name, for them to buy a new house…using the money they’ve saved by NOT paying his mortgage at all this year as the down payment. I understand a lot of people are walking away from their mortgages…but this just seems totally wrong to me, and there should be some sort of legal reason they can’t do this, since they obviously don’t care morally…or don’t care about his credit score. It just feels like they’re spitting on all the people who have worked so hard for their homes and are still losing them.

I can not afford where I are currently living. I originally bought this house 3 years ago. My wife died in 2006, we had no insurance on her. The payments are to much for me alone.

I have been approved for another loan. I know all about it ruining my credit but can I keep a new house if I do buy another and let the one I am currently in go thru foreclosure?

I can not sell it due to the current market and location of this doublewide. There is no equity in this Doublewide.

The payments are current at this time, and that is why I applied for another loan and was approved.

Would I be able to keep the new house without fear of it being took etc?

I have tried over the past year to sell this, etc. and it will not sell. I have spoken with the bank, and tried to get a refinance to lower payments, with no results.

I have found a house I can afford, and at the same time try to save my emotional self by no longer living in this house where she died.

Can I do this or not?

I’ve been with my boyfriend for almost two years, he lives in his own house and I live in mine, I’ve been hoping that soon we might talk about living together as after years of unsuccessful relationships I feel that this si the man I could really be with long-term.

His wife left him the year before I met him. Apparently she had just come home one day and said that she didn’t love him anymore and was leaving. He was gutted and had to remorgage his house to pay off her half, etc. and I think there was a lot of bitterness on his part, although I don’t really know the complete truth about it only what i’ve gathered.

I always worried that he really hadn’t got over the whole thing, that secretly he still loved her and felt devastated about her leaving him. He didn’t get divorced, he said why should he pay when she left him, at the time I thought fair enough, although if it had been me that had been married and dumped I would want the closure of divorce anyway, the other month when I was at his house I picked up some papers that he had left on the side, one was a letter from his wife’s solicitor saying she had started divorce proceedings and that he was to send thier marriage certificate to them. I couldn’t mention this as i really shouldn’t have been looking at his personal stuff, but what upsets me is he knows i’ve felt insecure about her (I don’t know why lol) so surly he would want to tell me this in order to somehow placate me, showing me that its all over now. Of course now I think its because he is really upset by it and that maybe, deep down he thought they might one day get back together. Am I being totally silly about all this? Am i overreacting? Why hasn’t he mentioned any of this to me? I think if i’m honest I feel that now my trust has been knocked and I wonder what else he isn’t saying.. Any advice would be good thanks!
