i am interested in getting as many freinds as nessasary togeather to split the cost of renting a a retail or commercial building along with buying a couple pooltables and other things associated with a lounge and making it a co-op not for profit place to hang out i am courius if any body can tell me if this is possable without going through all the buissness legal junk normally associated with starting a for profit company?
thanks for the info i dont mean a non profit in the traditional thinking,i mean not attempting to make money just collecting say monthly dues just enough to pay the bills this would just be some friends with a place to have fun all with an equal monthly payment to keep it going.

Here are the case facts: -
1.Pedestrian was hit by my car while crossing a road located within a private property (a community college) in Brampton, Ontario (Canada)
2.I was in no position to clearly see the pedestrian in advance as the pedestrian suddenly appeared from behind the huge pile of snow on the side of the road. The pedestrian was walking from the parking lot and came onto the road from a blind spot.
3.I was driving at 30kms/hrs and saw the pedestrian just before I hit the pedestrian.
4.The pedestrian was NOT using the designated pedestrian crosswalk but was jaywalking on the road in attempt to cross the road.
5.I applied brakes as soon as I saw the pedestrian on my way but the pedestrian got hit by the time finished applying the breaks. I think my car came in contact with the pedestrian when the car had almost stopped possibly causing the minimum impact. Pedestrian seemed to be all right (not injured) but was slightly in pain due to the hit as my car hit her in the thigh. She did not fall down and was still able to walk (but was crying due to the shock)
6.I called 911 (both cops and ambulance) and they didn’t charge me with offence.
7.The Police Officer concluded that it was not my fault after he confirmed with the witnesses that I actually tried to stop the car and that the pedestrian was jaywalking and not using the pedestrian walk for cross the road. The cop mentioned that I would have been charged if I were not driving on a private property. The building security also concluded that I was not at fault.
8.The police accident report makes no mention of my fault.
9.The paramedics concluded that pedestrian was not injured and was all right but they took her to the hospital anyway (for check up since the pedestrian seemed to have some pain in the thigh)
My question is –
Although, I was not ticketed or charged, would MY INSURANCE GO UP? I have heard that Insurance companies are notorious and would hold you responsible anyways or may hold you partially at fault?

I can say that it was not my fault because the COPS said so
Because they did charge me.
They gave me no FAULT accident report
They told me that the pedestrian was at fault
They concluded this after site investigation and talking to witnesses
If you were correct then there would NEVER be ANY NO FAULT accidents in the world because driver would always be responsible. If you have driven in Northern Ontario during snowstorms or whiteouts, you would know what I am talking
How could I be responsible if no reasonable sane person in my position could have seen the pedestrian?
If I was really careless, I would not have seen ahead and braked my car and probably the person would have been seriously injured. The fact that my car barely touched the pedestrian is the proof that I was alert and was able to stop the car and was able to avoid potential life threatening accident.

Obama hosted a conference call with leftist bloggers urging them to pressure Congress to pass his health plan as soon as possible. During the call, a blogger from Maine said he kept running into an Investors Business Daily article that claimed Section 102 of the House health legislation would outlaw private insurance.
The Blogger asked:
“Is this true? Will people be able to keep their insurance and will insurers be able to write new policies even though H.R. 3200 is passed?
Obama’s answer:

Is it better to take a private student loan & pay it off with a bank loan?
Current interest is about 6.7% but these private loan people are jerks. Would I get a crappier deal from a bank?

We are putting in an offer on a house for 110K, but the house is appraised at 153K (long story I’ll save you the details) We are more than likely getting the house for this price. I asked our lender if we would have to pay PMI then since the house’s value is so much more than what we’re paying and she said yes.
However, I know a friend of mine said they put 0% down on there house and had it appraised 2 years later and the value of the house had increased so much more than what they paid that they got the PMI dropped. Why is my lender saying that’s not possible? Anyone know?
It’s not through FHA – we are putting between 10-15% down depending on final price.
Can sales tax for a private party car purchase be added to a bank loan?
If you purchase a car from a private seller, in New York State you have to pay sales tax at the DMV. The tax amount is determined by the sale price of the vehicle. My question is: Can the amount that you will have to pay for tax be added to the bank loan; in turn not having to pay the taxes at the DMV because it’s already included in the loan? (I’m in New York State)
I know that taxes are not payable to the bank. But if you were to purchase a car from a dealer, they could add all the costs, including registering the car, and taxes, and you could get a loan from a bank to pay for all of that. But my question is, when buying from a private seller, can the tax be included in the loan so as to give the buyer a break from having to pay cash out of his pocket to pay the tax at the DMV. It is in NO way a tactic to try and get around paying taxes, it is simply having the cost of the tax included in the loan. The state will still get the tax money.

Private Tenants Rights Re Viewings!!!!?
To cut a long story short, I am a private tenant who agreed with landlady that we could rent the house with view to buy – our contract states that – ‘ it has been agreed that between both parties that the property will be let until a time when the current occupiers (us) are in a position to purchase the property at full market value.’
We are not in a position to buy as I have just started maternity leave – due in Dec – she has been pestering us for months about when did we want to buy etc – in which we explained the pregnancy – mat leave etc – and nothing was said, other han she has kept in increasing the rent (? try and force us out).
Anyway we had a txt saying she was putting rent up again last night and that she wnted to sell soon, my cousin (her friend) rang her and it turns out the let to buy mortgage she has on this runs out next november, then she will have to pay capital gains which she does not want to do, therefore she wants to sell before.
